LAUNDRY, STORAGE ROOM

  • Cabinets – Wall-to-wall folding counter top and upper storage units in white plastic laminate with Kohler tub (except certain ground floor suites).
  • Flooring – Ceramic tiles with 71/2" wood baseboard.
  • Lighting – Switched strip fluorescent.
  • A minimum of 150 amp individually metered electrical panel located in storage room.

MECHANICAL

  • Heating/Air Conditioning – Depending on the size and orientation of suite, each suite will contain one to three zones. Each zone has a water-tempered heat pump with electronic air cleaner and individual thermostats. These thermostats also control perimeter hot water radiation in each area serviced by heat pump.
  • Central vacuum unit.
  • Communications – The building will be wired for voice data and cable. In-suite low voltage communication, video, audio and monitoring conduits are connected via direct feeds from telephone, cable and monitoring vendors. These feeds are terminated in the individual mechanical room allowing you to easily revise communications wiring as technology and personal requirements change.
  • Access to mechanical room through a locked door off the service corridor in most suites. This allows management personnel to service heating, cooling and communications systems without entering the suite.
  • Flooring – Painted concrete with vinyl baseboard.
  • Lighting - Switched strip fluorescent.

PEACE OF MIND/PRIVACY PROCEDURE

  • Guests will be greeted by the valet who will personally escort them into the spacious, elegant entry foyer.
  • The valet will then park the guest’s car in the underground visitor parking area and return keys to concierge desk.
  • Meanwhile the concierge will discretely inquire who they are visiting (there is no directory listing of building occupants) and, upon receiving authorization, admit guests to the gallery and direct them past the lounge to the private elevator core.
  • Residents will be able to verify guest’s identity through a dedicated television channel that monitors the concierge area, other common areas and the garage through strategically located cameras.
  • Once the concierge sees that guests have reached the private elevator core, the elevator will be programmed to provide suite access.
  • Each suite contains a suite entry panel at both the front and service doors. This panel is connected to the concierge desk and has a key pad allowing residents to individually control suite entry door contacts and motion detectors located adjacent to all balcony/terrace doors.
  • Each suite also has a heat detector wired to the central alarm panel and smoke and carbon monoxide detectors, which will alarm within the suite. Additionally, there are fire, voice, communication and alarm speakers throughout the suite.
  • Upon arriving home, residents will have the option of having the valet park their car or parking It themselves, next to their private elevator core, using a programmable remote garage door opener.
  • The garage will be brightly lit and painted and contain strategically located video cameras with intercom access to the concierge desk.
  • Residents will receive two key chain remote controls which activate the garage alarm system and two proximity access cards which provide access through the front entry, garage and elevator lobby doors as well as through amenity area doors and elevator access to individual suites.
