Toronto Executive, through Baker Real Estate Services, is a full fledged service designed to provide accommodation in private homes for visitors to Toronto. We have been active in this role for nine years and are continuing our growth.

The Film business accounts for about 60% of the work we do. Hotels are great for short stays, but we are finding that generally, when cast and crew are in town for lengthy stays, they prefer the feel and comfort of an individual’s own home. These stays can be anywhere from one month (for a movie of the week) to six months (for a TV series) . Feature films generally take 3 to 4 months.

Corporate transfers are another big part of the people we place. With the changing work force in the city, this is a valuable service to provide. Companies are placing singles and families in homes while they settle in and look for more permanent accommodations. As TREB agents, we often help these people rent unfurnished homes or assist with a purchase.

Lately, we are receiving many calls from people who have recently sold their homes and are either waiting for their homes or condos to be built, or have purchased new homes and are beginning the renovating process. By renting short term accommodation, they have been able to free up their capital to pay for their renovations. Usually these people rent for two months, but 99% of the time their stays are extended.

Insurance Companies are quickly turning to us to find accommodation for those displaced from their homes due to fire or other mishaps. In most cases it is less expensive to rent a home for a family of four than to provide hotel rooms. Generally they rent from two to four months. In some cases, damage to a property can be so extensive that a family may rent for six to eight months. According to The City of Toronto Fire Department, last year there were 1350 residential fires. Of that, slightly less than half were substantial enough to warrant displacing the occupants for longer than a few days. By the way, this number does not include losses in the various boroughs surrounding the city.

In most cases, renting a private home or condominium will be less expensive than staying in a hotel. We only deal with private homes, not the unimaginative or stale apartment hotel. No two of our properties are the same. We make sure that each home is complete with t.v., stereos, appliances, utensils, furniture, linens, etc.

We have all sizes of homes and price ranges to match almost any budget. Our properties range from one bedroom condominiums for $1,600/mo to luxury houses in the best neighbourhoods for $15,000/mo. Compare our prices to those of downtown hotels.

Toronto hotels are running at nearly full occupancy. Most of the properties we rent are available all the time. However there are instances when a person’s home will only be open during certain months. Our stock of homes is big enough that we can match our clients to almost any property.

Generally we give the homeowner a price range for their home. We have found that the basic rules of supply and demand apply to homes as well. In the winter months, prices tend to be lower when there are more houses available. The opposite is true in the summer.

As with hotels, you are limited to certain locations. Our properties are all over the city, however the majority are located in the downtown core and are typically in Rosedale, Forest Hill, Yorkville, The Annex, Moore Park, Cabbagetown and the Beaches. As Real Estate Agents, we can find a home almost anywhere. This is particularly important to those who want to be close to their office or near a home which is being renovated or built.

Generally, we will show you more than one property. You can choose the one that fits your needs the best. Once a home is decided upon, we will draw up the contracts, explain any details unique to the property, let you know if there are any additional costs associated with the rental, and arrange for any special requirements you may have.

Our ideal owner is one who is flexible in the times their homes are available. Whether the renter is in the movie business or renovating a home there are always delays.
