  1. Fourteen inch deep manufactured wood floor joists in most areas on long spans for superior stiffness and level flat floor surfaces, as per plan.
  2. No interior bearing walls on the first, second or third floor (where applicable) for room layout flexibility.
  3. Eight inch concrete block party walls to control sound transmission.
  4. All sub-floors are to be glued and fastened to joists with screws: a system designed to enhance stability, strength and quality.
  5. 10" x 10" or 8" x 8" ceramic tile flooring from Vendor's samples in all bathrooms, except main floor powder room.
  6. Natural stone (marble or polished limestone) in foyer and powder room, from Vendor's samples, as per plan.
  7. Kitchens to have ceramic tile, from Vendor's samples.
    8. Plush 40 oz. carpet flooring with quality under-pad: in finished areas of the lower level, on stairs from basement to top floor, upper hall, bedrooms and loft (where applicable) as per plan, per Vendor's samples.
  8. All bathtub enclosures with shower heads to have full height ceramic tiled walls. Tub enclosures without a shower head to have ceramic tile above tub area.
    10. Tiled shower enclosures with full-height ceramic tiled walls and ceilings.
  9. All trim to be painted in semi-gloss paint. Kitchen, breakfast area, powder room and all bathroom walls to be painted in semi-gloss paint. All other rooms to be painted in flat latex paint. Purchaser to have three colour choices for walls.

ELECTRICAL, CABLE AND TELEPHONE

  1. 200 amp electrical service with copper wiring and circuit breaker panel box.
  2. A carbon monoxide detector is installed for your family's protection.
  3. Smoke detectors on all floors in accordance with Ontario Building Code standards.
  4. Quality electrical ceiling fixtures in family room, hallways and in the kitchen & breakfast area. Ceiling cap in dining room.
  5. Six telephone outlets will be roughed-in at locations to be selected by the Purchaser, subject to approval by Bell Canada.

  5. Laminate counter tops with back splash in Purchaser's choice of colour selected from Vendor's samples.
  6. Kitchen island counters as per specific plan.

  1. Pedestal sink or vanity in powder room as per specific plan.
  2. White fixtures with matching ceramic accessories in all bathrooms. Wash basins, other than in powder room, to be oversized and top mounted.
  3. Quality vanity cabinets by Paris in Purchaser's choice of finishes and colours selected from Vendor's samples. Fabrication details as per kitchen cabinets.
  4. Wide vanity mirror with cosmetic light bar, choice of laminate vanity top.
  5. Faucets by Kohler, lever-type controls where available, from Vendor's samples.
  6. Regular bathtubs to be acrylic or enamelled steel.
  7. Ground fault interrupter protection in all bathrooms, where required.
  8. Three piece washroom rough-in, basement level.
  9. Privacy locks.
  10. Glass shower enclosures, as per plan.

MASTER ENSUITE BATHROOM

  1. Ceramic floor and tub surround from Vendor's samples.
  2. Quality faucets by Kohler, lever-type controls where available, from Vendor's samples.
  3. Separate glass shower enclosure (where applicable).
  4. White fixtures with matching ceramic accessories.
  5. Pressure balanced, flow restrictor shower valve with pulsating massage head.
  6. Ground fault interrupter protection where required.
  7. Privacy lock.
  8. Cultured marble vanity top with integrated basin.

PLUMBING AND LAUNDRY

  1. Copper water pipes with ABS drains throughout.
  2. Laundry washer and dryer on first or second floor, as per plan.

HEATING AND VENTILATION

  1. High-efficiency forced air gas heating system.
  2. Central air conditioning.
  3. Gas barbecue hook-up on exterior patio.
  4. Fully insulated exterior wall of habitable living areas to a combined rating of R-20, flat roof areas insulated to R-40, sloped roof areas insulated to R-32, and R-8 in the basement all in accordance with the requirements of the Ontario Building Code.
  5. All exterior walls to be sealed with vapor barrier.
  6. All windows to be installed with vapor barrier and fully caulked.
  7. All exterior doors to be sealed with weather-stripping.
  8. Installation of hot water tank supplied by Enbridge Gas on a rental basis. Water meter will be installed by the Vendor and paid for by the Purchaser on closing.

OTHER

  3. One gas fireplace on the main floor as per plan with wood mantle and side columns. Mantle and side columns to be painted.

OPTIONAL ELEVATOR

  1. One elevator (handicap accessible) with three floor stops as per plan.

  3. Ceiling finish to be egg-crate with overhead light.
